Planning Permission

What is Planning Permission?

Planning permission is the consent of your local authority on a proposed building project and is in place to deter inappropriate development. The building of a new dwelling, or extensive changes to existing buildings, usually requires planning permission.

Decisions on whether to grant planning permission are made in line with national guidance (in the form of the National Planning Policy Framework) and the local planning policies set out by the local authority.

Securing planning permission is a vital part of any self build or substantial extension project and the granting of planning permission is the key that turns a piece of agricultural land into a viable building plot.

It can be a time-consuming part of the project preparation process, especially if you are looking to build something ‘outside the box’, but a clear understanding of what the process involves and what the planners may be looking for will set you in good stead for a smooth application process.

Does my Project need Planning Permission?

If your project involves the creation of a new dwelling (by either building from scratch or subdividing an existing home), then planning permission is normally required.

Larger outbuildings or extensions, or builds/improvements in Designated Areas or involving listed buildings, are also likely to require planning permission.

Smaller additions and improvements can normally be made under Permitted Development.

We will assess your project and decide the best route you shoudl take either permitted development or Planning Permission.

Planning Permission Process

The process of acquiring planning permission can be a long one, so getting it right first time should be your aim.

When the planning application has been submitted to the local authority it is then passed on to a planning case officer.

The planning case officer will consider different factors of the application including drawings and comments from neighbours to see that the plans meet the planning guidelines and the approval of the council.

Once The planning case officer will then be in a position to make an informed decision on a recommendation approval or disapproval of the application and the formal decision will be made by a higher management member.

We will create a preliminary set of drawings based on your initial ideas and your suggestions.

Following discussions with you we may create a number of options to help make sure that we create one that best fits what you are looking for. We can advise on:

Once our designs have been accepted by yourselves we will make a formal planning application on your behalf, including all correspondence and paperwork.

We make every effort to negotiate the approval of your application.

If for whatever reason your application is refused we can help either appeal the decision or alter the design to better suit what your local council are looking for.
